The project stems from the desire to transform the intended use of the lot from tertiary to residential.

The intervention aims to redevelop the lot at an urban, landscape, and building level, starting from a clear definition of the area’s hierarchies and their relationship with the context, emphasising the building façade facing the public space and creating a large protected green open space within the courtyard that connects the two buildings on Via Alserio and Via Bassi.

The project considers both the compact system of the façade, confirming it with the buildings on Via Alserio and Via Bassi, and the fragmented system of the courtyards. The design concept aims to free the courtyard from the existing buildings as much as possible, maximising the space for greenery and therefore concentrating the surface area on the building directly facing the street.

The alignments of the façades on Via Alserio and Via Bassi are directly related to the adjacent buildings, reaching their most significant heights at various levels, marking the basements and roof lines. Furthermore, by exploiting the tension of the continuous slabs - emphasised by a metal stringcourse - the retreat of the loggias is controlled and regulated. Their oblique shape captures the light coming from the east and the west, not just from the north or south, as the prevailing exposures would suggest. The upper floors retreat along the perimeter, creating large rooftop terraces in order to minimise the impact on the street.

The internal courtyard, originally saturated with buildings, is liberated by creating a large courtyard designed as a garden that colonises the deep balconies of the buildings constructed around the edges. A hidden green heart in which only two residential buildings are present, characterised by a system of patios and gardens, confirming the fragmentation of the courtyards.
