Directly involved by the property owner, Scandurra Studio Architettura has given a new identity to the building at number 26 Via della Spiga and enhanced its prestigious role within Milan’s Fashion Quadrilateral.

Its commercial spaces, with direct exposure on Via della Spiga, host the flagship stores of the most important international fashion brands; while more than 7,000 sqm are occupied by the new Kering headquarters.

The redevelopment project involved the reorganisation of the internal circulation within the existing building and evoking the grandeur of Palazzo Pertusati, a sumptuous residence destroyed during World War II. The adopted solutions, on the one hand, have recovered the historical and identity features of the place. On the other hand, they have improved the building, confirmed by the LEED Gold Core & Shell environmental certification.

The proposal focuses on transforming the facade on Via della Spiga into a new iconic front. To connect with the city’s vital flows, the ground floor has been entirely brought up to the street level, allowing the opening of 18 shop windows on Via della Spiga. Large bronze-tinted glass windows alternate with terracotta modules shaped with a changing effect. Each module has been designed explicitly for the Spiga26 project.

The intervention on the Via Senato facade is instead of a conservative type and focused on the ancient relationship between Palazzo Pertusati, its historic garden, and the “aristocratic” stretch of the now-buried Cerchia Interna dei Navigli. Thanks to the planting of new species, the aim was to give value to the connection with the historic urban green areas and create a filter between the city and the workspaces.
